How we work

A six-month design process

Design runs from discovery to construction documentation — typically around six months. Construction execution then follows, usually 10–24 months, depending on the project.

  1. 01

    Discovery

    1–2 weeks

    We listen, walk the site and agree the brief, constraints and what the project needs to become.

    You receive
    A shared brief, site reading and a clear next step.

    Your decisions
    Whether we are the right studio, and what we are designing.

  2. 02

    Concept design

    2–4 weeks

    Options, massing and the central idea are tested against the brief, climate and the plot.

    You receive
    Concept drawings, spatial strategy and the preferred direction.

    Your decisions
    The architectural idea and how the building sits on the land.

  3. 03

    Design development

    4–6 weeks

    Plans, interiors and the building fabric are developed as one coordinated design.

    You receive
    Developed drawings, material direction and a buildable layout.

    Your decisions
    Rooms, character, materials and what is fixed before consultants proceed.

  4. 04

    M.E.P. & structure

    4–6 weeks

    Structure, mechanical, electrical and plumbing are designed into the architecture, not added after it.

    You receive
    Coordinated structure and M.E.P. information ready for documentation.

    Your decisions
    Systems, spans and what can be built without undoing the design.

  5. 05

    Construction documentation

    6–8 weeks

    A drawing and specification set is prepared so the project can be priced, tendered and built.

    You receive
    Construction drawings, details and specifications.

    Your decisions
    What is issued for construction and what remains a site decision.

  6. 06

    Construction execution

    10–24 months

    The building is constructed, coordinated and reviewed so the design intent survives the site.

    You receive
    Progress on site, quality reviews and a completed building.

    Your decisions
    Site changes, quality approvals and when the work is complete.

We charge 18–22% of the total construction cost.

What we need from you

  • Site address, or a shortlist of sites you are considering.
  • A budget band, even if the top of the band makes you nervous.
  • Who will live or work there, including people who are not in the meeting.
  • Photographs of the site, street and the worst existing room.
  • Any society, heritage or municipal constraints you already know.
  • A date you would like to be in — and whether that date is real.
